Terms and conditions rental apartment

All rental requests must be made by e-mail. See section "contact" to compose and send your message. We do not charge any reservation or administration fees.

Reservation and payment: procedure

After receiving payment, be it the advance or full payment, depending on the time of reservation for your holiday apartment, we will assume that you accept the terms and conditions described below.

Reservation less than 6 weeks before the start of the rental period:

The full rental price and the deposit must be paid. In the confirmation email everything is detailed, an option is recorded on the requested rental period. The sum must be paid within 7 days. After that, your option on reservation expires. 

Reservation more than 6 weeks before the start of the rental period

The full rental price and the deposit are confirmed in an e-mail, an option is recorded for the requested rental period. Within 7 days, an advance of 30% of the full rental price can be paid. The remaining 70% of the full rental price and the deposit are payable no later than 6 weeks before the start of the rental period. With timely and complete of the 70% and the deposit, the rent is confirmed. If no payment is received  after a reminder email, the reservation option will be cancelled and the deposit will not be refunded.

Deposit:

The deposit to cover any damage: € 150, -. The deposit must be paid together with the last payment of your rental reservation.

Important: Please note that all damages that may occur during your stay should be reported directly to the owner.

Annuleringsvoorwaarden:

The 30% deposit is non-refundable upon reservation. If you cancel 41-30 daysbefore arrival: 50% of the total rental price will be refunded. Cancel less than 30 days before arrival: no refund rental price, only the deposit.

We reserve the right to make changes or cancellations to a reservation due to circumstances beyond our control. You will of course be informed of this and a solution will be sought if it is within our capabilities.

Travel insurance:

Travel insurance is recommended to cover any emergencies and possible cancellations of your holiday.

Note: The owner is in no way responsible for loss or damageof personal belongings that are located in the property during your stay.

Tenant privacy:

See privacy statement. 

Arrival and departure conditions:

Arrival  start date reservation and departure end date reservation. 

Complaints about cleaning or maintenance should be reported immediately so that they can be dealt with and resolved immediately.

Meet and Greet conditions: Keys

Key collection will take place at the apartment. You will need to inform us of your arrival time in advance. Any additional pick-up/drop-off service from and to Alicante or Murcia airport. This is up to max 4 people and always in consultation. The extra costs for this are €50 per trip.  

Preconditions number of persons:

Please note that if the maximum permitted occupancy/capacity for this accommodation is exceeded i.e. 6 people, we have the right to cancel the reservation immediately and not to grant you access. The cancellation of the booking is immediately a fact. No money will be refunded. The standards regarding the deposit remain applicable.

Preconditions for the use of the apartment/urbanisation/internal order

If the internal regulations of the community are not respected, e.g. as indicated due to respecting the periods of silence / rest around the pool and other nightly rest, this may also give rise to the cancellation of the booking with immediate effect. No money will be refunded. The standards regarding the deposit remain applicable.

Departure:

Upon departure, the tenant must leave the holiday home in decent condition and at least vacuum cleaner clean. The tenant must place the contents of the holiday apartment back on the original location. Be sure to close all windows and doors, shutters and awning before departure.

Keys:

Please hand over the keys to the owner or as agreed. If you do not receive the keys, an amount of € 50 will be retained.

Damage:

The tenant is liable for all damage to the rented property, albeit caused by him / her, the co-tenants and / or guests (apartment, grounds, installations) and all facilities. The tenant must report all damage to the owner. 

The deposit of € 150, - is required, however, the amount of damage is not limited to this amount. For each amount of damage you will receive an invoice with the proof of the repair or replacement purchase attached. The full or partial deposit will be refunded within 7 days of your departure date.

The deposit will not be refunded in full if you do not comply with these points:

• Waste - Remove all waste/clutter from the apartment and deposit in the waste containers

• Fridge - Empty fridge and freezer

• Kitchen - wash dishes from all kitchen items and please put them back in their original place.

Final cleaning is for the 'normal' cleaning of the house. If the house is left in an unacceptable condition, the costs for this will be deducted from the deposit (EUR 25 per hour).

Furnishing of the apartment - real estate information: 

The TV has a chromecast. 

Wifi: there is a wifi access available in the apartment. You will be asked to keep the access9code secret. The access code will be communicated to you by the owner. 

Air conditioning: To ensure adequate use of the air conditioning systems, please ensure that all windows and doors are closed when the air conditioning is on. Turn off the AC when leaving the apartment.

Bed linen / towels: be prepared for the amount of people who will be present in the apartment. Beach towels are not provided.

For a reservation of at least 2 weeks or more, there may be a weekly change of bed linen and towels (small and large) on request.  Additional costs for this are €25,-. There is a washing machine and detergents in the apartment. 

Do not use towels or other objects specific to the apartment outside the apartment or terrace.

Baby: There is a cot and chair in the apartment for a fee of €15 euros. 

Cleaning:

The apartment will be cleaned and prepared for your arrival. If you would like an extra cleaning during your stay, this can be done according to the availability of the cleaners for a fee of €25 per hour. Please contact the owner. 

Afval:

It is important, in a warm climate, to regularly take the waste to the waste containers around the complex provided for this purpose and preferably on a daily basis. This will help with potentially unwanted visits from insects or pests (ants, flies, cockroaches etc) in your holiday accommodation. If waste / rubbish is left in the apartment on departure,we will withhold an amount of € 25 from your deposit. 

Roken not allowed in the apartment:

This is a non-smoking apartment. Smoking is exceptionally allowed outside on the terrace. Be careful with the drought. Fire damage is at the expense of the tenants / residents.

Pets are allowed in consultation:

There is always first consultation with the owner whether your pet is allowed in the apartment. 

Responsibility of parents/supervisors:

Parents/ supervisors are responsible for the safety of their children during the stay in the rented property including garden and in and around the pool. We do not accept any liability due to their negligence, inappropriate approach.

Aansprakelijkheid eigenaar:

The owner cannot be held personally responsible for the death, injury, accidents, fire, burglary or any other damage for any cause whatsoever, unless it can be shown that it is due to the negligence of them.

Themaximumliability in any claim against  the owner will be limited to the rental of the holiday.
